Thinking about selling by owner? it's not that easy to sell a house yourself.
It's alot of work, alot to know, it is kind of like lightning striking because after
all that work--you still might not find a buyer. If you do find a buyer they know you aren't
paying a Real Estate Commission and will want to pay less for your house--it
is also harder to negotiate the price when your the owner dealing directly
with the buyer. Enough said, well one more thing advertising only accounts
for about 10% of sales, most of the sales are from Realtors on the MLS. I increase this percentage with the Talking House as it is designed to get drive-by's more interested in your house The Realtors own the MLS, and I have seen some people offering to put houses in
the MLS for a flat fee---waste of money-- Realtors won't sell them, the commission to the Realtor is on the MLS, and they don't work for free. Your house is likely to sit on the market and finally expire...then buyers tend to think something is wrong with them

I received an email from a for sale by owner saying that it wasn't the money that kept him from hiring a Realtor it's his feeling that Realtor's are all out to make money and they do not earn their commissions. I'm sure we all know people like that in every profession. However, in my profession, Realtors have a professional duty to represent our clients best interests above all others, even our own. A Realtor could lose their license for not doing this.
I do not wait for my listings to sell themselves, or other agents to sell it off the MLS. I market my listings, I create a demand for my listings, and I work approximately 80 hours per week in Real Estate. I am very knowledgeable about Real Estate and provide my clients with service that exceeds their expectations. My listings usually sell in the first 90 days, a few in less than 3 days, the majority in the first 30 days. I have a 30 day marketing plan.
I take my job seriously. I strive to make clients for life, not just for right now. I love to be able to help solve problems, help people accomplish their goals, and while I do have to earn a living it's not all about money. If it was I would probably do something else. I know not everyone who is trying to sell their home their self is going to change their mind and list with me tomorrow. But that is not my goal, my goal is to be helpful, offer advice, suggestions, and services - whatever I can help with. In return hopefully you will think of me if you or a friend of yours ever do decide you need a great Realtor.
